Often enough, I speak with people who are in the market looking at a House for Sale in Union County or other counties in NJ, and are clueless about their credit info nor do they know how much mortgage they can get.

It is very important to avoid this mistake, unless you are buying a house with cash.

Without knowing your credit info,  you could be looking for a house for sale that is not in your price range wasting your time and effort along with the realtor’s time and effort. If you do find your dream house with out knowing your credit info, the home owner will not consider your offer unless  you have a pre-approval mortgage.

Is it OK to accepet the Home Inspection from the seller?

There are owners who offer a free home inspection and sometimes the home inspection is requested by a home warranty company as a condition to provide a home warranty.

HOME WARRANTY- in this case, is that the company orders a home inspection to know the condition of the house before they provide a Home warranty in the house for sale.

HOME OWNER INSPECTION- is this case, is that the home owner does a pre-sale inspection and attempts to offer it to the buyer as an incentive. In either case it is nice to receive something for free or extra and the home inspection report from the Home warranty could give you a good light of what is going on with the house for sale, but when the home owner offer his home inspection my advise is No! Order your own home inspection and ask as many question as possible to the inspector, you are making a long term commitment and you should spend the $400 or so to hire a repurable inspector with a bias opinion on the house. A good home inspector will show you every little thing that he thinks is not right and some of these things are really minor or not important, the inspector is just doing his/her job as best as he/she can, but it is up to you to understand what is important and what is minor.

I see some buyers lose a great deal on a house for sale because they panic rather than understand the important things in a inspection. Always remember, there is no perfect house, even a top dollar mansion has some faults, so my advise to you is GET your own inspection and try to understand what is important and don’t let little things drive you away from your new home.
