Step Two to purchase or a sell a home is the Home Inspections

- Home/Structeral Inspection (Usually within 10 days)

- Termite, Radon, lead Base Paint Inspections are also usually within 10 days

- If there are any repairs recommended by the home inspector:

1. The buyer’s attorney will forward copies of the inspection report to                   seller’s attorney with comments and requests that certain repairs                           should be made.

2. The buyer may take the property with a defect or will be given                             credit by the seller for repair.

3. Usually the city also inspects the property, and if needed, the seller                 must make the necessary repairs to obtain certificate of occupancy.
